I am happy to share our special getaway with you and I really hope you enjoy it as much as we have enjoyed it with our family. S’Olivera is located in a very quiet area but 1 kilometre away from Santa Ponsa where there are beaches, shops, restaurants and nightlife.
I’ve summarized here some information about the house and area to help you enjoy your stay. You should find everything that you need, but if you have a question that isn’t covered in here, please get in touch with me and let me know how I can help.

Legal & Health
Tourist Accommodation Registration
This accommodation has the license ETV/13813 for renting tourist stays in residential properties in the Balearic Islands.
Travelers Registration
In accordance with the Spanish Royal Decree 933/2021 for reasons of public safety, it will be necessary at the time of the start of the accommodation to provide personal information of all guests including, among others, full name, identification document, full address, relationship if there are minors and details of the form of payment. This information will not be used for any other purpose except for reporting to the relevant authorities.
By law, we’re required to keep a physical copy of these documents for 3 years for possible inspection. Once this period has elapsed, the forms will be destroyed.

Eco-tax
By regional regulations we must collect the Tax for Sustainable Tourism on all overnight stays (known as “Ecotax”). This amount will be collected during the check in process and will be sent to the local Treasury that will use it to make major investments to compensate for the territorial and environmental impact of tourism on Mallorca.
The tax amount for holiday rental homes is € 2 per night (€ 0.5 November 1 to April 30 of each year) for each person over 16 years during the first 8 days and € 1 (€ 0.25 November 1 to April 30 of each year) from the ninth day. 10% VAT has to be added to all prices.

House
Property Access
We give you 4 sets of keys for access to the property: exterior pedestrian door, exterior door for vehicles and interior door of the house.
For your safety we recommend you close the interior doors when you are not on the property. Gardeners have access to the outside for garden maintenance.
Wi-fi
There is a Wi-Fi router in the living room. The name and password to access the router are printed on the back of the device. There’s also a QR code to simplify the connection.
TV
There is a TV in the living room and another one in the master bedroom.
The TV in the living room has Google TV which allows you to access YouTube, connect your own smartphone or tablet for streaming or use your own streaming service accounts (Netflix, HBO, Amazon Prime, …).

You can use your own streaming service accounts (Netflix, HBO, Amazon prime, …) on the Google TV device itself. To do so, open the corresponding application and enter your access codes.
IMPORTANT: Please note that these streaming services are not activated. If you decide to use them, you must do so with your own account and you must remember to log out before checking out.
Garden
Everyday there is automatic watering of the lawn from 9pm to 10pm.
Also, gardeners come several times during the week to water other parts and maintain the garden and check the swimming pool.
Security measures
You have 3 fire extinguishers in the house: a CO2 extinguisher in the laundry room for the kitchen, a dust extinguisher outside the laundry room for general use and a CO2 extinguisher in the hallway for the electrical panel.
To use any fire extinguisher, remove it by pulling the sealed metal that blocks the trigger, aim at the base of the fire, and press the trigger. In case of using any of them, please contact us as soon as possible to replace them.
There is also a fire blanket in the kitchen drawer to use in case of oil fire or someone’s clothes.
Swimming Pool
The house has a private swimming pool for the guests.
The pool has daily automated maintenance (cleaning, lights, …). There is also weekly monitoring and maintenance of the pool. The motor is powered by solar panels, so the hours of operation may vary depending on the brightness of the day. Please let me know as soon as possible if you detect any cleaning problems so that I can inspect it.
The pool is over 2.10 metres deep in some parts of the pool. Please take particular care when diving in the shallow parts of the pool and for those who have difficulty swimming in the deeper parts of the pool.
We have installed child safety fences to prevent children from accessing the pool area when there are no adults to supervise them. Please keep them closed if you have children who require it.
IMPORTANT: For everyone’s sake, we ask you to be aware and use the pool at your own risk. As owners, we cannot be held responsible for any damage that the tenant, their companions, or guests may suffer as a result of using the pool.
Barbecue
Wood, charcoal, or gas can be used in the barbecue. For safety reasons, if you use wood or charcoal, please move the gas bottle away from the fire area. Also avoid placing it in direct sunlight.
Rubbish
For environmental reasons we kindly ask you to separate plastic and packaging, glass and paper. For this purpose, we have set up separate bins next to the washing machine.
We will take care of emptying them when you leave. If you need to empty them during your stay, there are specific rubbish collectors in the same street about 50 metres up the road. If it is just for organic or other rubbish (no plastic, paper, glass), there is a general rubbish bin 30 metres further down the street.
Eco-Conscious Water Use
In Mallorca, like many Mediterranean islands, water is more than just a basic necessity; it’s a limited and precious resource. The island’s natural water reserves are under constant pressure due to its climate, increasing tourism, and agricultural demands. By being mindful of our water consumption, we not only help preserve this beautiful island’s environment but also ensure that future generations can enjoy its natural beauty as we do today.
We kindly ask you to use it wisely and minimize its consumption during your stay. For instance: turn off the tap during showers or while brushing your teeth or shaving, use the washing machine only with full loads and avoid unnecessary flushing of the toilet.

Checkout
I kindly ask that you check out on departure day before 12 noon so that we have time to properly prepare for the next guests.
If you have used your accounts on the Google TV device, please, log out from them before leaving the house.
Please turn off all lights and heating/cooling, close all windows and doors and leave all the keys in the entrance hall. The vehicle exit has a lock that can be locked without a key.

We kindly ask you to follow the following rules during your stay. If anything is unclear, please contact me so I can explain in further detail to avoid any misunderstandings.
We’ve put a lot of effort into making this villa into a lovely space. Please treat it with the same respect as you would do with your own home.
Make sure to turn off the lights, air conditioning, and any electronics when you leave the house. Don’t forget to close the windows and lock the door.
IMPORTANT: Our neighbourhood is important to us, and most residents live here full-time. Please respect the community and try to avoid making loud noise between 11 pm and 8 am.
Smoking is not allowed inside the home, but you can smoke in outdoor areas.
